A Move to the Country
With so many businesses leaving town centres and opting for out of town retail, business parks, destination venues and entertainment villages, we thought this month we would consider the positive effects to businesses on renting not just in the countryside, but in our central location in the rural East Midlands.
Locally to market Harborough, a number of rural estates have developed in recent years, changing the use for some disused buildings to become rural offices in which to accommodate businesses of all descriptions. Sharing space out of town not only aids transportation, parking and potentially takes away traffic from town centres, there are cases being argued for increased productivity, healthier lifestyle choices and increased physical activity where workers are riding or walking to work, are faced with healthier lunch choices and are less likely to ‘pop out’ during the working day.
As established Rural Land and Estate Agents, at King West, we are regularly helping businesses to find their new homes. With our rural connections and strong links with a number of local country estates, we are assisting with the change of use applications for barns, outbuildings and stables as they are converted for business use on an ever- increasing basis.
When considering investing in a change of use, strong investment advice and a deep-rooted understanding of the legal requirements are a must. However, returns are high with securely invested building developments. Addressing the needs of both the building owner and those of potential tenants means finding an appropriate balance between longstanding tenancies and short-term leases. Long-term contracts are necessary for businesses to develop and root down in their new home, to invest in the space and to become established in their new location. However, incubator spaces for emerging businesses are equally well received in this area as more and more entrepreneurs are looking for space from which to develop their fledgeling ideas.
The diversity of the use of buildings in the surrounding areas of the East Midlands are quite remarkable and the opportunity to find really quirky, beautiful, listed or brand new, purpose build space is second to none.
Presently, we are looking for a tenant for the stunning Warmington Mill on the outskirts of Oundle. Fantastic rail and road links exist to this location on the delightful Elton Estate. The Mill offers approximately 3306 square feet of floor area and The Boathouse, which is within the demise of The Mill, offers another 660 square feet of floor area.
In recent years, both The Mill and The Boathouse have been retail showrooms. The possible uses of both builds are hugely diverse its next occupier and would suitably accommodate a destination retail outlet, showroom, art gallery, restaurant, or Head Quarters for a business looking to reduce their rent from those of city or town centres.
The Mill sits on the beautiful banks of the River Nene with views across the Boat Club moorings, multiple windows flooding the building with natural light, open internal spaces and a separate Boat House building. We are most excited to see who will take up residency in this Grade II listed building. Follow this link to view full details: Warmington Mill.
