King West Residential Property Estate Agent, East Midlands
King West is a broad-based firm of Chartered Surveyors, based in Market Harborough and Stamford. We cover the East Midlands, specialising in the sale of country and village property.
Our presence in London enables potential purchasers from the area to see key Country Houses from the East Midlands.
As a respected firm of Chartered Surveyors, King West can offer valuation expertise with over 30 years’ experience and four full-time RICS Registered Valuers. Clients have included major lending institutions such as banks and building societies, builders and developers, solicitors, accountants, financial advisors, trustees and private clients.
The King West Offices
Uniquely and strategically placed in the market towns and cultural centres of Market Harborough and Stamford, with a further presence in London, King West is the best-placed estate agents to cover rural Leicestershire, north Northamptonshire, Rutland, south Lincolnshire and Cambridgeshire. With a focus on prime residential property, country houses and rural estates, our experience matches beautiful properties with the perfect purchaser.
Our network, reputation and experience mean that we are also able to speak to potential purchasers looking for specific types of property who may not be openly reviewing the market place on more mainstream platforms such as Rightmove.
Our Market Harborough Estate Agency office is housed in one of the oldest buildings, slightly offset from Market Harborough High Street, behind The Old Grammar School. The Market Harborough Estate Agency in on the ground floor at street level, with our land Agency, Commercial Agents, Town Planner and Development Consultants working on the floors above. A central location to the East Midlands, our Market Harborough office has strong links to properties for sale across the Welland Valley and the rural areas of Northamptonshire, Leicestershire and beyond in the East Midlands.
King West Stamford Estate Agency is housed on the iconic St. Mary’s Road, in the centre of the much-loved Rutland town of Stamford. Being placed at the heart of rural Rutland, and with a defined reputation as one of the best Estate Agents in the Stamford and Rutland area, our offices are regularly visited by those considering a move- either as a purchaser or a vendor.
The desire to extend our service saw King West team up with Oliver Hamnett’s firm, in 2018. An experienced agency with many years in the industry, Oliver joins the King West team as a key contact in London. With roots in Leicestershire, and maintaining strong family ties within the area, Oliver now runs a highly successful Residential Sales and Lettings Company based in SW11.
For those based in London looking to find a bolt hole in the country or considering a permanent move to a more sizeable property, Oliver is able to build a link and share the opportunities to purchase that we have on the market, or that we know are coming to market- be that overtly or as properties sold ‘off-market.’
With a foot in both camps, Oliver’s personal experience and knowledge mean that he can recommend areas that suit the criteria of his contacts- villages perhaps unlikely to appear at the top of a traditional rural-Midlands search list.
The King West Team
Our Market Harborough office is led by Stephen King, Director of Country House Sales. Stephen is supported by a team of expert Associates and Property Administrators across three offices; Market Harborough, Stamford and London.
A co-founder of the firm in 1998, Stephen is a Fellow of the Royal Institution of Chartered Surveyors with over 30 years of experience in the profession and is an extremely knowledgeable RICS registered valuer.
The Stamford office is led by Tom Wilson, a Member of the Royal Institution of Chartered Surveyors. Tom has extensive experience of negotiation and a proven track record in deal completion.
Our team is complemented by a number of viewing staff who are able to accompany every viewing of the properties we are selling on behalf of our clients.
By instructing King West to market and sell your property, you will be engaging an agent with a wealth of knowledge of your local area.
We make it our mission to know the market inside and out, to know who is selling, what the market is doing and most importantly, who is looking for a property just like yours.
With a software system which is up-to-the-minute accurate to support our estate agency teams, any question you have will be answered by one of the team should your dedicated contact be unavailable.
When it comes to choosing the agent to sell your property, we know that considerations are far wider than cost. Therefore, we place service at the heart of all that we do. Although the transaction is around the transfer of ownership of a building, a house sale is about helping people to move home and realise their dreams. Our values are set around creating an experience that is as smooth as imaginable, causing the least possible interruption and aggravation.
Your Property, Our Focus
We take the sale of your property extremely seriously and our goal is to make the process of selling and moving home as stress-free, smooth and time appropriate for you and your situation as possible.
Our teams will be fully briefed on your property and the viewing team will visit in advance of any booked viewings of your property.
We will accompany every viewing unless expressly directed not to and will call you with feedback as soon as it is gathered. Offers will be reported to you by telephone and then in writing by email.
We will provide you with a service level to exceed expectation and will work as closely or as independently as you require.
Although the use of print media- especially the local press, is in significant decline as the world of technology surpasses the speed and reactivity of traditional exposure, we maintain that advertising in print still enables your house to be found.
Adverts in the local press are a regular feature. Timely advertisements in other regional publications and national press are deployed at the appropriate time and for the appropriate property, often accompanied by market commentary from one of our Directors, who are seen as the experts in property within the regions.
The King West offices are manned by our specialist teams who spend all day talking about the properties we have on sale. This communication is second-to-none for matching possible properties with prospective buyers. By getting to know all of our clients- vendors and purchasers, and their requirements, we are able to focus on the detail of each and every individual’s wish list. We are also able to look wider than a set of tick boxes on a website, meaning we will highlight your property to a contact who may not have been served it within the selected criteria of a website search.
The proliferation of the Internet and especially social media continues to increase. The King West website is fresh, easy to use and responsive for readers to view across any device they prefer.
The use of Social Media as a sharing tool provides yet further scope to advertise the property. In this arena, tags are often made on properties as friends spot something they know would appeal to someone they know. Property posts are often seen by thousands of people and are developed as a teaser campaign for the property in question.
We support our traditional marketing with a significant level of digital marketing focus. We recognise that the majority of home purchases begin with a simple online search. Once a potential purchaser has landed on our website, we ensure that finding the information they require is a simple process. We use volumes of large-scale photographs to grant the viewer the opportunity to look closely at the property. We enable the property brochure to be downloaded, a street view is offered, and the top ten key property attributes are listed at the front of the information.
Additionally, properties which are added to our website are supported with a news article and social media launch; Facebook, Twitter and Instagram as standard. Website statistics are consistently monitored to review dwell time, the number of pages visited and to highlight where a visitor may leave the site from.
Engaging with our local community by liking, sharing content and commenting on events or activities further spreads the awareness of King West and therefore the properties we are marketing on behalf of our vendors. Digital marketing enables us to provide a responsive, timely, immediate reaction to any opportunity to elevate the awareness of your property.
Photography and Brochures
One of the first questions we are often asked by our clients is what, if anything, should be done to their home before it is marketed for sale.
A clean, tidy, warm and inviting home, decluttered and to some level, de-personalised would be our advice. Beautiful photography, carefully worded copywriting and the highest quality brochures will lead to incredible results for our clients.
Creating images to sell your property, which do not age, is an important consideration- daffodils, snowdrops and cherry blossom may look beautiful, but paint a clear picture of when a property entered the market.
Our annual magazine showcases our beautiful region, celebrates the food and drink of our regional artisan producers and highlights the Country Properties for sale.
In addition, our Annual Review looks at the year ahead in rural property and is published around Christmas time each year.
We regularly advertise in local newspapers and magazines, choosing our traditional marketing strategy for each property individually and in keeping with the requirements of our clients.
