King West Lettings: Landlord Fees and Charges
What we charge you depends on what kind of property you’re letting out and whether you would like us to manage the property once a tenant is found. Below is an example of our standard fees and charges to give you an idea of what to expect.
Our Letting Agents will talk you through our Terms of Business, the services we can offer you and what your fees will be
Letting Only: One month's rent, plus any disbursements, plus VAT (20%) payable on completion of the tenancy agreement/payment of first months rent
- Find a tenant
- Discuss local market conditions
- Advise on preparing your property for letting
- Any advice required during the process
- Assist you with gaining the relevant compliance, best practice and health and safety documents
- Market the property and advertise on relevant portals
- Arrange and accompany viewings
- Draw up the tenancy agreement and all relevant documents
- Provide all legal documents to tenants
- Arrange for an Inventory / Record of Condition report (payable by ingoing tenant)
- Collect, hold and register the deposit
- Ensure you receive the first months rent directly by the tenant and provide a Standing Order Mandate
- Check tenants into property
- End of tenancy advice and return of deposit
Disbursements are not exclusive but can include; mileage to attend the property, Land Registry check, To Let board, any requested professional photographs or floor plans, requested EPC
Full Property Management and Rent Collection: 10% of monthly rent (12% inc VAT), plus any disbursements for as long as the tenant occupies the property
In addition to the above service and fee, we will;
- Arrange for the compliance, best practice and health and safety documents to be undertaken pre-tenancy
- Contact all utility / Council Tax providers with opening readings/tenancy dates
- Hold a set of keys
- Collect the rent
- Deal with the day-to-day management including all tenant queries and repairs
- Hold a working fund and make payments
- Renew all compliance safety checks during the tenancy, when required
- Visit the property at least once a year
- Provide an out of hours emergency service
- Manage all end of tenancy matters
- Arrange for the Check-Out report to be undertaken with and independent Inventory Clerk
- Negotiate any deposit disputes
